How to read “incl. HST rebate”
The builder’s prices already take off the Enhanced HST Rebate of up to $130,000, plus limited-time savings. To pay them, the home has to be your or a relation’s primary residence, and the agreement has to be signed by March 31, 2027. If you don’t qualify, including if you’re buying to rent out, you’d pay more. Have your lawyer confirm before you sign.

Deposit structures are the builder's; you'll also need mortgage approval and the rest of your down payment by closing. A deposit isn’t a down payment on its own.

Questions
Don’t see your question? Text or WhatsApp us at 416-520-3462.
The builder's prices are estimated net prices after limited-time savings and the Enhanced HST Rebate of up to $130,000, which the builder's list still describes as proposed. To pay these prices you have to qualify: the home must be your or a relation's primary residence, and the agreement must be signed between April 1, 2026 and March 31, 2027. If you don't qualify you'd pay more, and the builder's list doesn't show that figure, so ask us before you decide. Have your lawyer confirm your eligibility before you sign.
You can ask, but these prices won't apply. The rebate built into them requires the home to be a primary residence, so a home bought to rent out doesn't qualify for it. Tell us it's an investment when you register and we'll get the numbers that apply to you.
Yes. The Village Towns are three-storey back-to-back towns: two rows share a rear wall, so each home faces one way, with windows at the front and also at the side on the end and corner homes. If you want a home with a backyard, look at the Traditional Towns or the detached homes.
The builder plans to start construction in Fall 2027, with first closings in September 2028. Its October lot lists show closings from early September 2028 to January 2029, depending on the lot. These are pre-construction dates and can change, so we'll confirm the date for your lot in writing. Your agreement's Tarion addendum sets out the firm and outside dates.
It depends on the home: $65,000 for Village Towns, $75,000 for Traditional Towns, and $90,000, $110,000 or $135,000 for 32′, 38′ and 45′ detached homes and bungalows. It's paid in six instalments over 270 days, starting at $9,950 on a Village Town. The initial deposit is by bank draft. The deposit isn't your whole down payment: you'll also need mortgage approval.
That's the wording on the builder's grand opening incentives sheet. It's about what can be added to your price for development charges, so ask us to show you the exact clause in the agreement for your home. The offer is for a limited time and can change.
Every home gets central air, granite kitchen countertops, a Smart Home Package and an ERV. Towns add a 5-piece appliance package and $5,000 in Décor Dollars. Detached homes add 200-amp service and $20,000 to $30,000 in Décor Dollars depending on the lot size. Detached homes aren't listed with appliances. Lot premiums and options are extra.
The builder's kit lists ownership as freehold and shows no monthly fee. We'll confirm that for your home, particularly for the towns, before you sign. You'll also have property tax and utilities like any homeowner.
The builder's grand opening incentives include a free assignment. Legal fees apply, and the terms are set out in the agreement, so have your lawyer review them.
On the builder's October 9 list, the towns show no premiums. Detached premiums run from $10,000 for look-out basement lots to $50,000–$55,000 for woodlot lots, and many lots have none. Register and we'll send the lot-by-lot list with premiums and closing dates.
No. The closest GO rail station is Georgetown, about 29 minutes by car on the Kitchener line. Hillsburgh is a drive-to-work location: Orangeville is about 22 minutes away, Guelph about 38, and Square One about 58, off-peak.
No. You pay the same price whether or not you use an agent. Register here before you visit or contact the builder's sales office yourself, so we can be registered as your agent and help you through the agreement.
